How to rent out your house without becoming a full-time property manager

List, take applications, sign a lease, and keep books for one house you couldn't sell — without hiring a property manager or turning landlording into a second job.

You do not need a clipboard and a radio

Property managers earn their fee when you have many doors, ugly hours, or no local human. For one house you couldn't sell — or inherited — hiring 8–10% of gross rent on day one is often a panic purchase.

You also do not need to become a full-time operator. You need a listing that is true, applications in one inbox, a written lease, a local backup for emergencies, and books that take fifteen minutes a week. If you have not decided to rent yet, stop and do rent vs sell. Listing a house you cannot afford to carry is not "getting it occupied." It is adding a tenant to a math problem.

One listing of record

Write rent, beds, baths, square footage you would defend, pets, parking, which utilities the tenant pays, and move-in date once. Take photos that match the words. Hardwood in the pictures and carpet in the copy is how you attract the wrong applicants.

Publish a public vacancy page and make that URL the thing you paste everywhere. When rent or availability changes, you change it once. You do not hunt down last Tuesday's Facebook post.

Applications in one place

Every inquiry should land on the same questionnaire. You will forget who emailed "is it still available" from three apps. An applications inbox is boring on purpose.

Screen with a written process: credit, income, references, what you are allowed to consider, same order every time. How to screen rental applicants is the legal-minded version. Fake pay stubs is the "that PDF looks expensive" version.

You do not need bureau-grade screening to refuse chaos. You do need consistency. If you want TransUnion-style reports this month, say so honestly — other tools sell that. Manor Keeper's screening is not a bureau pull.

A lease, then a local human

Name an emergency contact who can meet a plumber. Give the tenant that name. Emergency coverage when you are unavailable is the test: put your phone in airplane mode for a weekend and see what breaks. If the answer is "everything," hire help for after-hours only. That is cheaper than a full management contract, and it is still a plan.

Habitability is not optional because you are "only doing this until spring." Heat, water, a roof that is not a colander.

Books without becoming a bookkeeper

Open a rental account. Categorize as you go. That is the whole finance job for one door. The light tax version is Schedule E for accidental landlords. The April packet is the tax prep checklist. A filled example is the sample Schedule E.

Fifteen minutes a week is the monthly review sliced thinner. You are not building a family office.

When a manager is the right call anyway

Hire one if you cannot name a local backup, you are already drowning, the house is a problem child, or siblings co-own and nobody wants the texts. Pay for the job you will not do. Do not pay 10% to avoid making a listing.

A hybrid also exists: you list and screen; a local vendor handles after-hours. Write who does what. Ambiguity is how two people each think the other called the HVAC company.
